The product is definitely decent for the price. Does not come with futon or mattress. The top bunk is pretty high, which isnt ideal for a young child. My six year old is intimidated by the height. Mostly sleeps on the bottom and only climbs up to read or watch TV during the day. Which brings me to my final point. The steps on the ladder should be flat. They are thin and round and they really hurt your feet when climbing up/down. Its an okayish good product.
